3Peak Construction was retained as Construction Manager to deliver a localized asphalt renewal program in front of an operating, multi-tenanted Class A office building. The work addressed BCA-identified pavement deficiencies, including cracking, surface wear, and localized repair areas, while maintaining safe access for tenants, visitors, and service personnel throughout the property. 3Peak’s role centred on phasing, procurement, tenant communication, traffic control, asphalt trade coordination, quality verification, and a clean turnover that restored both the site’s performance and presentation. The primary construction management objective was to complete disruptive exterior work with minimal impact on tenants, visitors, deliveries, and daily building operations.

The project formed part of an ongoing phased pavement renewal strategy for the QCC property. A recent Building Condition Assessment identified targeted asphalt deficiencies, including cracking, surface wear, and areas requiring repair. The scope was to assess the localized areas of concern, coordinate the qualified asphalt contractor, and execute the renewals efficiently to restore pavement integrity, improve site safety, maintain curb appeal, and prolong the service life of the parking lot and frontage surfaces.

PROJECT CHALLENGES

3Peak managed the asphalt renewal in front of an occupied Class A office building by keeping the frontage clean, controlled, and accessible for tenants, visitors, deliveries, and emergency services. The work was broken into manageable repair zones, isolating only the required areas and quickly reopening completed sections to minimize disruption to active parking and drive aisles. Tenant impacts were controlled through advance notices, clear signage, barricades, and daily coordination with property management, while asphalt timing was managed around plant availability, weather windows, crew sequencing, and safe reopening times. Attention was given to surface tie-ins, elevations, compaction, and drainage to reduce the risk of ponding and ensure the renewed areas performed properly. Within the phased renewal strategy, 3Peak kept the scope focused on BCA-identified deficiencies and high-value repairs that improved safety, extended pavement life, and maintained the property’s professional appearance.

Outcome / Value Delivered

The localized asphalt renewal provided a targeted capital improvement that supported safer access, improved the appearance of the property frontage, and extended the service life of the paved surfaces without requiring a full-site reconstruction. From a Construction Manager’s perspective, the value was in disciplined planning: identifying the right repair zones, coordinating the paving work around building operations, maintaining tenant confidence, controlling site logistics, and delivering a clean exterior environment suitable for a Class A office property.
