3Peak Construction served as the Construction Manager for the roofing renewal at 1223 Michael Street, leading the procurement, coordination, and delivery of the building’s full main roof replacement.
As Construction Manager, 3Peak’s role was to execute the construction plan: manage the roofing procurement, coordinate the selected roofing contractor, control site access and safety, sequence demolition and removals, install the new roof assembly and accessories, complete sheet metal flashing and trim, and close the project with records, O&M information, warranties, and consultant-driven acceptance requirements.

PROJECT CHALLENGES
The critical challenge was sequencing a complete roof replacement within a defined summer/fall construction window while maintaining building operations. The procurement set an anticipated construction start of July 7, 2025 leaving a finite window to finalize contractor selection, submittals, mobilization, roof demolition, new roof installation, sheet metal work, inspections, and closeout within the specified timeline.
Roofing also carried weather-exposure and site-control risks. 3Peak’s GC approach focused on early trade engagement, clear bid documents, defined scopes for demolition/removals, rough carpentry, roofing accessories, and sheet metal, and strict expectations for safety, building protection, access control, security, noisy-work notices, service-interruption notices, and warranty documentation. The result was a project framework built to protect the owner’s asset, reduce tenant disruption, and move the roof renewal through procurement, execution, and handover with commercial discipline.
