MODERN NIAGARA FIT-UP
3Peak Construction was retained to deliver the tenant fit-up for Modern Niagara’s head office within a suburban office building in the South End Node of Ottawa. The intent was to convert the suite into a functional, client-facing workplace that could support executive meetings, daily staff use, collaboration, break-out space, and a higher standard of finish appropriate for a professional corporate head-office environment.
The completed fit-up included a large boardroom with a 30-ft. boardroom table, an integrated TV wall, perimeter bench seating, and coordination with existing convector units. Additional fit-up areas included a lounge/staff room concept with kitchenette elements, coffee and sink area, dishwashing, fridges, microwave stations, garbage/recycling zones, and seating for approximately 16, along with selective door, partition, washroom, and support-space modifications.

3Peak approached the head-office fit-up as both a functional workplace and a corporate representation of the tenant within a suburban office asset, prioritizing finish quality, clean alignment, lighting coordination, meeting-room performance, millwork integration, and a polished turnover. Because the design relied on existing as-built information, 3Peak field-verified key conditions early on, including convectors, thermostats, walls, doors, plumbing tie-in opportunities, washrooms, and electrical/data pathways, before mobilizing major trades.
The high-capacity boardroom required focused coordination of table layout, seating clearances, TV wall, power/data/AV, lighting, acoustics, and finishes so it could operate as the anchor of the head office. 3Peak also managed the base-building interface, including convector retention or relocation, thermostat adjustments, outlet placement, kitchenette plumbing, appliances, data, security, AV, and related ceiling or wall impacts, while protecting common areas, coordinating deliveries with property management, managing waste, keeping corridors and elevators clean, and scheduling disruptive work around building operations.
